Community Update – The Wave, Muscat is coming to life
Madinat Majan - Phase 1 is complete in all respects and Phase 2 is estimated to be complete by early next year. As of this month, 363 homes are ready, 250 keys have been handed over and occupancy is well over 70%. On top of construction progress title deeds and residency visas are now being received by owners, affirming the credibility of investing in Oman.
More than 10 million man hours have gone into completing this sector which is another milestone for The Wave, Muscat in its developing of Oman’s premier Integrated Tourism Complex.
The first apartments are also well underway. Almeria South is currently at the very advanced stages of construction and once delivered, both Almeria North and Almeria South will ultimately provide the first amenities at The Wave, Muscat, from a quick stop for groceries to a marina side coffee shop.
Through wide-open spaces and intelligently designed landscaping, The Wave, Muscat has created an ambience which encourages community living.

“Everything around my villa will stay that way for years – an important reason for me to buy a Wave villa.”
For years, Mr Hamyar has lived in a villa at Madinat Sultan Qaboos. But what he bought years ago as a refreshingly open piece of land has ‘transformed’ into a maze of small roads and a colony crowded with many residential buildings. The ‘open look’ of the area has vanished.
“I know that will not happen at The Wave. The open space I have around my villa will stay that way. My children will have the garden, the broad roads, and it will be safe for them to play here.” Mr Hamyar continues, “I looked at a plot in the Al Athaibah area. There was to be a park in front. But then things changed. The authorities decided to sell off the land. Now, it’s so crowded! There’s a multi-storey apartment building, and so many villas. The whole place looks so cramped.”
“I also examined some properties in neighbouring countries. But, what led me to go with The Wave decision was the fact that its credentials were so good – partly Oman government owned, and a private promoter who’s credibility is acknowledged. The price seemed a bit high then; but looking at the developments, I’m feeling assured about the value I am receiving.”
Extremely satisfied about his purchase at The Wave, Mr Hamyar had a word of praise for the promoters. “Everything I was told about before I bought is provided for in my new home, inside and outside. I feel it will be a good experience for my family to live in a ‘virgin’ community.”
About amenities & maintenance, Mr Hamyar was comforted by the fact that systems are in place. “One has the advantage of a ‘built’ community, and it’s close enough for me to live here and work in Muscat. More importantly, I feel it’s a place my 4 children will enjoy living in.”

“Everything came up exceeding our expectations”
Shaima and Adil Said have been living in their Wave Muscat townhouse since June this year. Looking very comfortable in their elegantly furnished home, the couple spoke openly about the rationale for their investment.
“We have both been educated abroad (she in the UK & he in the US). We have both aspired for a lifestyle that would suit our new perspectives. To that extent, there was no culture shock. The design of the town house we have bought blended with the comforts we were looking for.”
Did they look at options? “There was no competition for The Wave. Everything suits the standards we have identified for ourselves, and everything we have has only exceeded our expectations. We are sure services would also be enhanced as more people move into their homes.”
About the layout of their home, Adil was excited. “Our home has windows only on two sides. But, with the skylight, this place is full of sunlight. Light is life!”
Shaima reflected Adil’s pride – “We feel very elite!” She added, “The settling-in process was very competently handled by the people at The Wave office. No matter how small the request for some modification, it was promptly, almost immediately, attended to. I need to compliment them on that.”

The Wave, Muscat won an unprecedented seven 2009 CNBC Arabia Property Awards at the prestigious 2009 Arabian Property Awards ceremony held at the Madinat Jumeirah Hotel in Dubai in October. This is the third consecutive year that The Wave, Muscat has won multiple awards, outscoring our achievement of six awards last year and earning us an international award for Best Architecture.
The Wave, Muscat has won five 5-star awards for:
